           Maximum overall height:

• 2.5 metres if the garden room is within 2 metres of any boundary (e.g. fence, hedge, or wall).
• Up to 4 metres if it has a dual-pitched roof and is more than 2 metres away from any boundary.
• Up to 3 metres if it has any other roof type (e.g. flat or mono-pitch) and is more than 2 metres from any boundary.

Other Key Rules

• The building must be single-storey. No verandas, balconies or raised platforms over 0.3m.
• No outbuilding on land forward of a wall forming the principal elevation.
• It must not cover more than 50% of the land around your original house.
• It cannot be used as a self-contained living space (e.g. a separate home).
• In conservation areas, national parks, or AONBs, additional restrictions apply.

If your garden room exceeds these limits, you’ll need to apply for planning permission.
